How to Rent

Prospective renters should contact Java Mini Storage, Inc. at 585-457-3080, email or come to Just Barns, Inc at 1676 Rt. 78, Java Center, NY 14082 Tuesday and Thursday 8-4 but call first hours subject to change. There are no offices at either storage facility.

A vacant self storage unit will be assigned and a contract completed. The contract requires information from the renter, including ID such as a driver's license.

The contract conforms to N.Y. State law.

The Details

Upon signing the contract, payment is required for the first month's rent and the security deposit. The first month's rent is pro-rated. The last month is not.

We do no issue refunds for unused time.

Rent is due on the first of the month and may be mailed or paid at Just Barns, Inc. by cash, check (payable to Java Mini Storage, credit card or you can sign up for convenient automatic deductions. We do not send monthly reminders or invoices.

Late charges will apply if payment is not received within 5 days of the 1st of every month.

A $40 charge will apply for returned checks.

Should the account become delinquent beyond 15 days, we will double lock the unit and prohibit access until it is brought up to date.

If it is not brought current within 30 days auction proceedings will be started unless an acceptable payment plan has been arranged. The renter will be responsible for all fees associated with the auction and proceedings.

The lease is extended month to month until either party delivers a 15 day written notice to the other of its intention to terminate the lease. Items must be removed by the end of the last day of the lease term, after which the unit will be inspected for remaining items, damage and general cleanliness. When all is determined to be undamaged, clean and in order, with nothing remaining for Java Mini Storage, Inc. to dispose of, the security deposit will be mailed to the current address in our records.  If you have moved, be sure we have your correct address.
